Land is the most honest asset class in Nigeria and the most surrounded by dishonesty.
The land itself never misrepresents anything. It sits exactly where it sits, exactly the size it is, with exactly the title history it has — good or bad. It doesn’t inflate its own value, doesn’t claim a C of O it was never issued, doesn’t forget to mention the family dispute from 2011. Every lie that has ever cost a Nigerian buyer their savings came from a person standing on the land, not the land itself.
This is the part the property market doesn’t advertise: the product is stable. The information around the product is not. A plot in Guzape and a plot in a contested layout somewhere on the city’s edge can look identical in a WhatsApp forward — same photo angles, same “genuine C of O” caption, same urgency to “pay now before it’s gone.” The difference between a life-changing investment and a life-derailing one is almost never visible in the photo. It’s buried in a search at the land registry, a conversation with a surveyor, a family history someone hoped you wouldn’t ask about.
Which is why the actual job of a good brokerage was never “find you a nice property.” Anyone with a car and a phone camera can do that. The job is standing between a buyer and every version of the truth that isn’t the whole truth — chasing the documentation until it either checks out or doesn’t, and having the discipline to walk a client away from something beautiful that isn’t clean.
That discipline doesn’t photograph well. Nobody posts “we said no to this one” on Instagram. But it’s the only part of the job that actually protects what a client is putting on the line.
If you’re property hunting in Abuja right now, ask fewer questions about the finishing and more about the paper trail. The land will never lie to you. Just make sure the people standing on it don’t get the chance to either.
